One of the most important things we look for in our properties is a significant upside, meaning it has potential to be turned into something extraordinary. Our focus is on distressed and dilapidated buildings including multi-tenant retail and shopping centers, strip malls (10k – 100K SF) and Class B or C apartments (10-200+ units), all priced between $1M-$6M.

High vacancy (at least 25-50% ideally)

Prefer median Household income over $50k

Built after 1960

Buildings with deferred maintenance / physically obsolete

Desirable areas: strong traffic counts / employment

Priced below replacement cost (typically well under $100/ft). Up to $6,000,000
